BMW Lease Return Tire Requirements
BMW runs the strictest tire standard of any major lease program. Get any one of these wrong and it lands on your lease-end invoice — at dealer replacement prices.
Short answer: BMW Financial Services requires four matching BMW-approved tires with at least 4/32″ of tread depth, matching your original equipment's size, speed rating, type, and brand. If your BMW came with run-flat tires, it must go back with run-flat tires — otherwise you're charged for new ones. Approved brands include Michelin, Pirelli, Continental, Bridgestone, Dunlop, Goodyear, and Hankook.
What BMW checks at inspection
Per BMW Financial Services' published Vehicle Condition Evaluator standards, tires must have at least 4/32″ of tread at the lowest point and match the original equipment supplied on your vehicle — speed rating, type, brand, run-flat, and size (check the sticker on the driver's door frame).
- 4/32″+ tread on every tire, measured at the lowest point
- Four matching BMW-approved tires — same brand, same model family, same size
- Run-flat in, run-flat out — came with run-flats? It goes back with run-flats
- Original speed rating (find it on the driver's door sticker)
- Star-marked (★) tires — BMW's marking for tires it approves; most new BMWs ship with them
What fails a BMW inspection
- Any tire under 4/32″ tread
- A non-approved brand — even a premium tire from the wrong maker fails
- Recapped or retread tires, tire plugs, sidewall bulges or damage
- Snow tires returned in place of the original spec
- Mismatched wheels or bent/cracked alloys
The run-flat trap
This is the one that surprises people. BMW is explicit: if your vehicle originally came equipped with run-flat tires, then your vehicle must be returned with run-flat tires. Otherwise you will be charged for new tires. Swapping to cheaper conventional tires to save money? BMW treats that as a full-tire charge.
How the math usually works
BMW charges per tire that doesn't meet spec — size, quality, and speed rating are all compared against your originals. At dealer rates that's typically $150–$300+ per tire before installation, and BMW gets to choose the replacement. We've seen installed dealer quotes reach $700 a tire — which is how one customer's $1,400 dealer quote became $396 in our hunt.
The BMW loophole: used is fine
BMW's standard is about condition and matching, not receipts. A used star-marked Pirelli with 7/32″ of even tread passes the same way a new one does — the inspector checks depth, matching, brand, and damage, not where you bought it. That's the entire premise of LeaseEndTires: we hunt down tires that match your BMW's exact lease spec — same approved brand, run-flat where required, 4/32″+ tread — for $29 a pair ($49 a full set). No find in 48 hours, no fee.
Quick checklist for BMW lessees
- Read the sticker inside your driver's door: size, speed rating, run-flat (SSR/RFT marking)
- Quarter-test all four tires (see our 4/32″ guide) — inner, middle, outer grooves
- Confirm all four tires are the same approved brand and model family
- Check sidewalls for plugs, bulges, cuts — any of these fail regardless of tread
- Schedule the BMW pre-inspection after sorting tires
